🌱 "PROZORRO.SALES": LAND COMES TO LIFE IN NUMBERS AND PRICE

Last week, from 5 to 9 May, the system "Prozorro.Sale" 13 online auctions of sublease of state agricultural land were held under the state programme Land Bank. The total amount of the bidding results was UAH 3.8 million (excluding VAT), and the area of the offered plots was 376.87 hectares in 5 regions of Ukraine: Sumy, Kharkiv, Mykolaiv, Khmelnytsky and Zhytomyr regions.

📈 The results are impressive: starting prices for land have increased 4.3 times. The most expensive plot is 85.3 hectares in Sumy region, for which 7 participants competed. Its price soared from the minimum to UAH 2.4 million, or UAH 28.2 thousand per hectare, which is an absolute record for last week.

🗓 Since the beginning of the land season (from 1 October 2024), 506 auctions have already been held through the Prozorro.Sale platform with a total area of over 35 thousand hectares in 17 regions of Ukraine. This is not just statistics - it is a new era of openness, fair competition and transparent access to the No. 1 agricultural resource - land. According to the Handbook of Indicators of Normative Monetary Valuation of Agricultural Land in Ukraine, as of 01.01.2025, the normative monetary value of a unit of arable land in Odesa region is UAH 3,510.73 per hectare.

💬 Comment by Alla Stoyanova, experts in land policy: "We are seeing land that has been hidden in the shadows for a long time begin to 'speak in numbers'. Farmers, cooperatives, and investors are beginning to value land as an asset, not just as an area for cultivation. The Prozorro.Sale system is a step towards a civilised market where the winner is the one who knows how to work honestly, efficiently and openly. But the main task ahead is to teach small farmers how to use these tools."

📌 Recommendations for farmers:
✅ Study the auctions of the Prozorro.Sale system regularly. The competition is growing - and you have a chance to win a plot for the market price.
✅ Apply via electronic platforms with a full package of documents - do not delay until the last minute.
✅ Join cooperatives to jointly participate in lots for large plots. This gives you a competitive advantage over large agribusinesses.
✅ Keep an eye on the demand for land in neighbouring areas - market signals change very dynamically.

The land market in Ukraine requires not only hard work, but also readiness for open rules of the game, digital literacy and strategic thinking from farmers.
When the price of a hectare rises sixfold, it is not just a bidding war. It is a recognition of the true value of Ukrainian land. The land that is our resource today, our security tomorrow, and always our pride.
